Negotiating Lease Terms
- Tenants may have certain tactics in their negotiation strategies. Many owners find this area of the leasing process frustrating. Tenants may offer less than what the owner wants or requests unreasonable demands. We ensure that this is all, for the most part, in your favour. Of course if there is damage to the property that the tenant is requesting prior to occupancy then we will certainly address those needs.

Landlord Friendly Lease
- We provide a lease that conforms to the required legislation and has added protection in your best interests. Our lease covers all areas concerning residential rental properties. Over the last decade, we have had to change our lease to conform with the requirements of the Province. As such, we are knowledgeable and up to date with respect to the rules that govern properties in Ontario.
Landlord and Tenant Board Required Forms
- The Landlord and Tenant Board obligates Landlords to provide new tenants with the Information for New Tenants form. This is a legal requirement and we ensure that it is complied with.
Move In Inspection and Key Handover
- When a tenant moves into a property for the first time, we ensure that we are there to assist them and answer any questions that they may have. We also use it as an opportunity to conduct a move in inspection and to formally welcome the tenant and provide them with their keys.
Welcome Package
- All of our successful tenants are provided with our welcome package which summarizes requirements of their lease and Residential Tenancies Law as well as with our company processes and expectations.
- Providing tenants with this information at the beginning of their lease ensures that they have answers to the questions that may have.
