In our opinion, inspections are worth their weight in gold. Firstly, they maintain the integrity of your home. Secondly, they allow us to show face to the tenant. Thirdly, they allow us to likely uncover problems in your property.
Yes you can. Every 3 months we send our clients a reminder that we are conducting our periodic (quarterly) inspections. These are not mandatory and therefore can be skipped. The move in and the move out are the only mandatory inspections.
If we find damage during an inspection, we photograph and record a description of the damage. This is then entered into our software for storage purposes. If damage is found during an inspection that we believe was caused by the tenant, we will always have that discussion with them onsite. This is followed up by a written request. If the tenant cannot provide evidence that they have rectified the damage, then we will inform you of this and send the tenant a Notice for Damages.
Our inspections cost $100 per occasion plus applicable taxes. This includes our travel time and our time at the property, which is usually 1 hour in duration.
