Tenant FAQ 1

How do I Make an Appointment to See a Property?

Feel free to give us a call on 647-258-4831 or email us at rent@thepropertycollective.com.

What Should I Bring to the Viewing?

To have a better chance of securing a property, it is advisable to bring a current credit check no older than 30 days, a recent employment letter, and a current landlord letter as well as a copy of your photo ID. We also require that a deposit of 1 month’s rent be submitted when you want us to review your application form and documents. Other documents may be required depending on your specific situation.

What are Your Application Requirements?

We require a credit check, photo ID, employment letter, current landlord letter, previous landlord reference, and 3 personal references. In some cases, you will be asked to provide a notice of assessment issued by the CRA, property tax statements, mortgage statements or any other information that we feel would be required to assess your ability to afford the property.

What if I Do Not Meet Your Requirements?

Unfortunately we cannot approve every application we receive. In many cases, we help tenants find other accommodations.

Is a Deposit Required?

Yes. The deposit is 100% refundable if you are not approved for the property. If you are approved then your deposit will be applied to your last month's rent.

How do I Know if I am Approved?

If your application is approved, then your leasing agent will contact you and provide you with the next steps.

How Will I be Notified if My Application is Rejected?

Unfortunately we can receive dozens of applications for a property. While we try to contact everyone, we are not always able to do so. If you do not hear back from us within 5 business days, then we would recommend to contact our office for an update.

When Will My Lease Start?

Your lease will always start on the 1st of the month. If you require a property for a date other than the first, then we always prorate the rent so that the rental payments will always be due on the 1st of the month.

What is Your Minimum Lease Term?

In most cases, our minimum lease term is one calendar year.

Do You Collect a Key Deposit?

Yes, we collect a refundable key deposit. The amount depends on the amount it costs to replace the keys and one deposit is required per set.
